As you may all know that I have now left Park Resorts and moved my caravan to a new site (not a Park Resorts site may I add) I must say I have had the best 2 weeks at a caravan park I have ever had since first purchasing a caravan 5 years ago.

But I don't want to sit here and gloat, whilst others are still stuck on a site they don't want to be on, and while people are still parting with their hard earned cash to holiday at these sites.

I am still getting some comment from customer like these -
* I found our entire stay to be a complete waste of money *
* I was in total fear for my safety. *

I find the last comment a little disturbing, are they not even able to make the residents and holiday makers feel at ease so they can enjoy themselves?

A very long story short! - we bought a caravan last year, where told a load of crap, they rented it out for us & when we had it booked for ourselves they were People (ppl) in it! even on mine & my husbands 10 year wedding anniversary ppl in it & we had it booked! how upsetting!

Its a nightmare when you need anything fixing it takes weeks/months for the repair they don't give you a price for the repair, they make it difficult for you to get anyone else in to repair as you need to register all kinds of details!

Staff! ooooooooh dont get me even started on those they all cant do there job properly at all, they are not very pleasant ppl & all nasty pieces of work they keep asking if we are going to up grade - NO WE R NOT!!!! - we have a sales manager who loves himself talks down to you and isnt a nicechap most of the time! & his email signature how funny! -(this is true!!!!) it reads is his name position then living legend! what the hell is that all about??!!??!

If I had known last year what I know now i never would have bought the dam thing!! AS THEY SIMPLY DONT CARE ABOUT OWNERS!! luckly on a positive note we have a lovely GM this year thats the only person I like! "

Goodbye Park Resorts

I have been quiet over the last few weeks as you may see from my lack of posts due to a move that I have recently been doing

As most of my readers know and probably can tell from previous posts I was ( I use the word was at last) once a frequenter of Valley Farm. But I can finally say that we have now left Park Resorts and moved our caravan to pastures new. So there is hope for every one out there.

Good ridden to the dreaded security staff and especially the head doorman Pete who I fondly like to call Penfold.

Good ridden to the Directors who are as sympathetic as the Albanian Mafia are with a Gun.

Good bye to the useless staff behind the bars

Good bye to the Drug infested family entertainment bar.

Good bye, Good bye Good bye.

So anyhow

Some maybe thinking that now I have vacated the Shark of UK holiday resorts that I may hang my hat up and leave alone. I say why most certainly not, this gives me the opportunity to say what I like with out any financial repercussions.

I have been receiving a lot of emails complaints which I enjoy reading and commenting on, but please please can we all also add either comments to the post or add our thoughts to the Forum also so that we can build a community.

Say "NO" to VAT on your caravan Purchase

As the title states have you?

It has been claimed that companies accross the UK are charging VAT on your static caravan when they should not be (not all companies may I add), and believe it or not it has been claimed that Park Resorts have done it to some of their customers.

SHOCK HORROR !! surley not

Yes folks it is alleged they have!

So if you have been charged VAT on your static caravan and it falls within the following parameters

■More than 7.0 metres long; or

■More than 2.3 metres wide

Go back to them and tell them you want a refund for the amount paid as it has been charged incorrectly.
If not then call VAT Revenue and customs report line 0800 595 000 (you can find this number now also on our useful contact details page.

So just to confirm in case you need to clearly explain to any of these holiday companies like the infamous Park Resorts, what exactly consitutes to being a caravan well according to HM revenue and customs the following does.

These define a caravan as being:

‘any structure designed or adapted for human habitation that is capable of being moved from one place to another (whether being towed or by being transported on a motor vehicle so designed or adapted).’ (1960 Act)

and, if a twin unit caravan

‘is composed of not more than two sections separately constructed and designed to be assembled on site by means of bolts, clamps or other devices’ (1968 Act)

Park resorts acquire 2 more parks give me a break!

So Park resorts have acquired 2 more holiday parks, for people to spend there money at and possibly be fleeced for there hard earned cash, O, an one of them has a 9 hole golf course, so I am sure this will be just another way to increase the pitch fees and give the sales man greater leverage to take your money and run.

Will they keeps this site as well as it has been kept for the years prior to them taking it on, is this just another gold mine to get more customer to possibly fleece and for even more money because of the facilities. I recently read on the web a review from one customer about one of the sites they visited. which I would like to share with you ( at the bottom of this post) I some times sit and ponder and wonder how this company manages to expand and purchase so many more sites, and then I realise its because there are people out there like you and I who have money taken from us and then get charged for things that we didn't even new existed prior to taking the caravan. People are being charged 100% on average more that what Park Resorts pay for the caravans, yes I understand they are a business and looking to make money but with the high pitch fees and meter reading fees (which must take all of about 1 moment to do at £50 per time ) and all the other fees they throw in. Plus the consistent reports of miss-representation from sales man to get money out of customers and then once they have your money to create a monopoly so that your bound to do what they say when they say it, I cringe at the thought they now have more parks to practice this business structure. So to sum up as taken from a post I recently read.

"Anyone even thinking of staying there on holiday or purchasing a van, DON'T, DON'T STAY THERE OR BUY THERE, it's a dump, a dump that charges 5* prices. "

and may I add a company with very little care from the directors who seem to lack in what some people may call morals.

"So we opened the door to the pool area there was water everywhere, litterally as you walked in the doorway where it was merely a walk way to the sitting area; if you can call it that (a few garden chairs!) We were the only people in there at the time, and the 3 x life guards continued to play football across the ball with a proper leather ball - unbelievable! You could argue well, we were hte only people in the pool so let them have fun, erm no! It's a professional outfit charging professional prices as stated below. Anyway, off I go to get change with my 3 yr boy and 2 yr daughter in one of the changing rooms, when my son says "Dad need a poo!", great I think off we go to the toilet (situated next to the water slide).

I was absolutely disgusted! Previous person hadn't flushed the toilet after a no.2 (I'll try and keep the descriptive explaination down), there was faeces around the outside of the toilet, wee all over the floor! It was that bad I struggled to let my son use the loo, I had to hold him clear of everything and the stench was unforgetable.

So not letting the kids get to disappointed we continued to use the pool which wasn't to bad cleaniess wise, kids loved the slide and it killed an hour or two.

So we get out I get the kids changed with my wife in the sitting area as you do, once they were all dressed I headed off to get changed, back through the flooded walk way and into a different changing room, to my astonishment, (sorry ladies or the squiffy ones) a used ladies sanitory towel and it again without being to explicit, it was something out of Hell Raiser. A) Why the hell do people think it's ok to leave something as personal as that on the floor?? It was absolutely disgusting to find such a thing behind and for the ignorant person not place it in a bin and you should be ashamed of your self and B) Why hadn't the (I hear you say "oh leave the poor lads alone" the poor lads who were just having a laugh, that hadn't checked the toilets, who couldn't be bothered to keep the walkway clear of water, who also didn't clear the changing up!!! "

Owners Association page goes live

Park Resorts Utility rates

I recently had an interesting email from one of our readers, with regards to Utility bills, i.e Gas and water. It has been said that some pitches don't have proper meters for reading the gas which is illegal, the readers states

" If your caravan is supplied by PIPED gas and it is not registered by a meter for the amount you have used,IT IS ILLEGAL FOR PARK RESORTS OR I PRESUME ANY OTHER PARK OWNER,TO CHARGE YOU FOR GAS USED,as there is NO proof as to the amount used to be able to charge you an accurate bill. If you have been charged for gas in this way,you are entitled to have the payments returned,so look at your gas box outside your caravan and see if it has a meter inside it,and if not,look out all your gas bills!
"

This sounds interesting a possible way to get money back from the predatory shark resorts. He also goes on to say

" Check also that the Park has what is known as a REGULATION 4 NOTICE to be able to legally charge you for water and general rates. Water charges for caravan sites are based on RATEABLE VALUE BY THE LOCAL COUNCIL and if they do not have this notice which shows how much the RATEABLE VALUE FOR ALL THE CARAVANS ON THE WHOLE OF THE PARK IS AND DIVIDED BY THE NUMBER OF CARAVANS ON THE PARK SO THAT EACH INDIVIDUAL CARAVAN HAS A RATEABLE VALUE. THE WATER RATES FOR EACH VAN IS THEN CHARGED AT A PERCENTAGE OF THE RATEABLE VALUE. THIS REGULATION 4 NOTICE WILL SHOW WHAT THE RATEABLE VALUE IS AND YOU ARE QUITE ENTITLED TO ASK TO INSPECT IT TO SEE WHAT IT SAYS.IF THEY DO NOT HAVE THIS NOTICE THEY CANNOT LEGALLY CHARGE YOU FOR RATES OR WATER,SO QUESTION THIS ALSO WHEN PRESENTED WITH A BILL. "

Hey hey! could this be another way to get out of paying the water bill they send you, make sure you check this out for your self with your park. I would also be interested to hear from anyone who are charged for gas without a meter in place, and if anyone finds out a park does not have a Regulation 4 Notice.

I don't think I could think of a better way to sum up Park Resort staff especially having had first had experience with them at Valley Farm, as stating "You are as useful as anthrax.". My word I can imagine it now there new marketing approach

" Buy A caravan today from our sales staff who are as good to your pocket as anthrax is to your health, visit our club house where our door staff are trained pharmacist and will even help keep your children occupied with our extensive range of herbal offerings??"

It is most certainly a shame that, they don't ever hold there hands up and admit to there mistakes, I feel people would find it a lot more admirable if they did, rather that once they have your money putting there head in the sand and giving you all the excuse in the world to avoid accepting any blame.

To keep my readers up to date, further to our post "Park Resorts and their alleged income promise scheme ???" on Tuesday, 20 April 2010, we have still not had a reply from Park Resort with regards to this, however, I am hoping that we will still hear something within the next week or so, as I am sure they wish to clear this up as much as we do.

Park Resorts Ltd fined for Buring Caravan

Regardless of how the following story was dealt with it just shows how the mangers that Park Resorts employs are not always competent to do the job they were recruited for. It seems to me that Park resorts only admitted liability as they saw no way out and to reduce there fine. It's a shame they dont work under the same principles with there owners, and accept liability for the way in which they treat them sooner rather than later.

A Withernsea holiday park has been fined thousands of pounds for setting a caravan on fire.

Park Resorts Ltd was charged under the Clean Air Act 1993, which prohibits the emission of dark smoke from industrial or trade premises.

Hull Magistrates' Court heard evidence of a caravan being set alight on September 2, last year at Eastfields, near Park Resorts' Withernsea Sands site in Waxholme Road, Withernsea.

Photos presented to the court showed a burning caravan emitting billowing clouds of black smoke.

Vincent Blake-Barnard, prosecuting for East Riding Council, said it had obtained evidence of "carpets, rubber, and formica insulation" amongst the burnt debris

Mr Blake-Barnard said reports of the firm disposing of unwanted caravans by setting them on fire dated back to December 15 2007.

He said: "Council officers noticed black smoke billowing from the site.

"A letter was sent to the company in January 2008, but there were further reports of five caravans being set on fire on August 15, 2008."

The council received further complaints on September 2 last year when it obtained the evidence to prosecute.

Park Resorts Ltd took over the Withernsea site in October 2007.

The court heard the holiday firm made the general managers of its sites, including the one at Withernsea, redundant and parachuted in a new manager to oversee all the sites in June last year.

This manager was later cautioned for the pollution offence.

Ian Stebbings, mitigating, said the holiday park had won a David Bellamy Gold Award for its environmentally friendly practices.

He stressed Park Resorts Ltd had no previous convictions.

Mr Stebbings also said the company had pleaded guilty at the earliest opportunity and asked for this to be taken into consideration.

It was fined £7,500 and ordered to pay £1,800 costs.

Park Resorts and their alleged income promise scheme ???

Well the Easter holidays are now over and people have been to visit their caravan, or may have gone ahead and purchased what they see to be a perfect new holiday home. In the complaints I have received and read around the internet I am confused as to what exactly the salesman mean by there "Income Promise scheme". If any new readers have been told about this when initially purchasing the caravan, then please do let me know. But what I do find ironical is that they use the word promise in anything they offer. As from everything I have read or heard their promise's seem to mean very little. Anyhow I intend to write to Park Resorts and find out exactly what the "Income Promise scheme" is, and if they actually even have one. If I get anything I will let you all know exactly what it is. Here's hoping!!

In October 2009 we looked into and subsequently purchased a caravan after
what we now know to be a bunch of lies. Initially we were told the caravan was £2,000 less than the price actually on the paperwork. When we went to sign we questioned the price and was told that if we sign as a gesture of goodwill we could have a second hand veranda for the price of moving it at £750.00. We were also promised and it was stated on the contract that we needed new carpet, a new door to be put on the bedroom door and other things.

Because of the discrepancy in the price we could not afford the
caravan so were going to back out when the sales man told us to have the
Income Promise Scheme as "you can buy it back at any time", so we signed up to this as we could pay back the money before the rental date as we never wanted to hire the caravan out and made this very clear. The inventory we pay for and they supply, we were told was all new, we were charged new prices. Unfortunately we purchased the caravan.

We have continually asked about the new carpet which has only just been
fitted after being lied to several times. The "new door" has only just
been fitted and we were assured it was new to find it was second hand and
when this was questioned we were then told it was temporary but the new door was in stock, we are still waiting for this. Our caravan was placed on a pitch near to the club house and swimming pool, we were promised the veranda could go on the back of the caravan and face the green area as opposed to the road and basketball pitch, hey guess what, when we arrived at our caravan it had been put on the front of the caravan to face the road(despite it coming off of the back of a caravan). This we were told was
due to legislation, we were told before purchase that to put it on the front would be "no problem at all". The veranda is now under a large tree and continually covered in bird mess facing the road! The inventory items such as smoke alarm, fire extinguisher and fridge that we had paid for as new were all second hand so we had to complain on several occasion to get them changed.

I recently telephoned to buy back my hire dates to find that you are only
allowed to buy back 50% of date you MUST hire out for the other 50% so Park Resorts make their money.

You must buy letting insurance, another extra that we were not told about. They say "refer to your terms and conditions", however we were given a photo copy of the Income Promise paperwork and they conveniently forgot to give us the terms and conditions at the time and we are still not in receipt of any now. We had a meeting with the General Manager a week and a half ago and put all this in writing giving him two weeks to respond he just laughed and told us that if we go through to head office it "just comes back to him to sort out". Due to the time of our purchase we have not even used the caravan properly yet.

It is causing us a great deal of stress and anxiety. We have just received a bill for £15 for pat testing of appliances that we again knew nothing about. We were not allowed to go to the owners welcome back party as it was "fully booked" however we have the paperwork for this that states nothing about limited numbers or first come first served. We suspect that we are now being discriminated against due to our complaint. A friend of ours also on this site has been waiting a year for her guttering to be done on her caravan. Our other friends who bought a caravan at Coopers Beach in August have been waiting since August to have their boiler sorted that was promised to be done when they bought their caravan. It is a total disgrace and once they have your money there is no owners charter or anything else. You are just forgotten about.

Please help.

To be Veranda or not Veranda that is the question we put to Park Resorts ??

Well the holiday season is here again - Yeah!!!

But unfortunately not all of us will be as happy as others, especially those people who own a caravan at Park Resorts, or as some of us have become so fond of calling them "SHARK RESORTS".

As the season sets of into swing, with the Easter holidays begin, and the birds start to tweet, the unhappy owners at park resorts start to come out of the wood works again, and unfortunately more people will start to be duped into becoming new owners with Park Resorts, and with a great possibility becoming a member of our community.

I have started to receive emails from, Park Resorts customers, as always but have found some confusing contradiction within the complaints, and I wondered if any one could help bring some light onto the subject.

Let me explain...

An owner recently sent me an email with regards to the removal of his Veranda stating

"hi there, I need a little advice if poss.!!

I own a static caravan on a park resorts site in crimdon dene..it has a shed and a veranda built onto it which was there long before park resorts took over the site. they where built when British holidays owned the site..park resorts have now sent me a letter saying I have to remove them by 31/03/2010 or my licence will be revoked...they have waited until I have paid this years site fees and then mentioned this..so as it stands I have lost £1400 site fees paid 2 weeks ago and I cant afford to make changes they have requested so I am now going to loose my caravan which owes me around £10000..please help me ...I saved for years to afford this for my family and now stand to loose it...please understand it is not in a bad state of repair as it is my pride and joy.. "

Now that in its self is not confusing, it's just another example of the way Park Resorts act unfairly and dictate to those they have a monopoly over. But a few days later I received an email from another owner, which really does contradict what the GM is stating at the Crimdon Dene site. The owner purchased a caravan back in October last year and at the time was told that they could purchase a Veranda to go with the Caravan ??? How can this be when other people have been told it is a health and safety issue?? However, as always I received the email not to tell me they had a lovely new veranda but, with problems they had encounted ( which I will go into in a later post). So I contacted Crimdon Dene and spoke to one of the sales Reps their I believe she goes by the name of Amy. I inquired about a caravan for sale and asked if I could add a veranda, as the sales staff always do they said, "of course we can once the caravan is on its pitch we get three independent companies to come and quote for the work???. Now I am really confused. I thought they had already told one of our readers to get rid or be thrown of site, and only a few weeks after renewing his contract. My questions are these

1/ Why are some people told to remove their Veranda and others not?

2/ Why are you still telling new customer you can purchase a new Veranda?

3/ If there is a health and safety aspect to it why are park resorts only giving there loyal customer a months notice to remove the veranda and just after they have renewed there new site fee, wouldn't it be more considerate and certainly good customer service to give customers, A, notice prior to renewing a contract and B, a little more time that a month as most new legalisation are not normally given just one months notice companies normally know atleast 6 months but more often 12 months + in advance, why are the same curtseys not relayed???

Reply Fenton Marsh - If you still owe the balance to a finance company, then stop the payments and get professional advice.

If you were missold goods, (e.g PR made unrealistic claims as to the performance of the goods, rental income or similar) that are under a finance agreement that is regulated under the Consumer Credit Act 1974, the lender and PR are jointly liable for everything - even if only part of the van was bought under the agreement. I think its Section 75 of the Consumer Credit Act 1974.

Park resorts Morales of wild dogs

Park Resorts seem to have the morales of a pack of wild dogs. I appreciate that park resorts are running a company, and in doing so are out to make a profit. But surely when they go and buy a caravan at such extortionately low prices as people have no way out, and then sell it on to make 100% or 200% this is just not right. Even more so when salesman are telling buyers that they will only loose a few hundred pounds on the caravan in the first year, and that the company will buy it back at any time. To find out that they will be offered 50% of the retail values and after the caravan has depreciated 30% within the first 12 months. So a caravan purchased for £20000 1st year could loose 30% so the retail value is now only £16000. They wish to sell the caravan back to park resorts who offer the customer only £8000 so that they can go on and make a 100% profit !!!.

Hello Everyone
Park Resorts WHAT A JOKE
All was nice were we were there?
In 2007 my parents bought a carvan from park resorts bideford bay the cost of the van was £480000 we had this on finance.In the time they owned the van they went on the sublet as they were told it was a good return and yes it was. In 2009 it was not working out for them as dad was not having enough work coming in and was finding it hard to find the payments every month.He rang the carvan park and explained what was happening and asked if they could buy the van back they were told they were not able to do this.So he got on to the finance and explain to them they said they would sell it for us Oh Yeah they did that alright the carvan park bideford bay bought it off them for £14700 what i joke for a two year old van.So now mum and dad are left with a bill of £35000 which has been passed on to dept collectors.
They have written to the head office loads of time and rang the park its self about the sublet fees owed to them for the year it was booked out by bidford bay . There was £900.00 in our account from the 2008 sublet and what it had made in 2009 which was £5000.They have been told by head office when ringing them that there was no account for them and that they would look in to this SO WERE HAS THERE MONEY GONE THATS WHAT THEY WOULD LIKE TO KNOW. (which we have had no replys or no letters back and blow me no one in managerment to talk to) These people are so nice when buying a carvan and promise you everthing(BUT ALL THEY WANT IS YOUR MONEY) It is making my mum and dad ill over this. They were miss lead right from the start

Mrs Right was Deeply upset when visiting Valley Farm this weekend after letting us in they through us out, after realising who we were.

A lady that was not brought up in the world of drugs and is disgusted at the thought of her 6 and 8 year old children being exposed to such in morale going ons.

A concerned mother who was worried about the going on's at Valley Farm express's her thoughts and is ostracised for it. A family resort? Give me a break more like an income stream for the crooked.

If you want to earn a few bob and have no morals then Valley farm is the place for you to serve up drugs, give away free passe's (if you the head doorman) to young girls and earn a few bob. Valley Farm a farm fall of low life employees (sorry to the few of your staff that are ok e.g. the swimming pool staff.) Come on owners keep emailing me the more we have the more we can use to get rid of the corrupt, and help bring our holiday resort back to how it used to be. A Great place to be and enjoy!!! (Some times fairy tales can be that of a reality.)

Mrs Right wants to not only look after her children but the future generations of children.

Alleged Sexual assault at valley farm 03/07/2008

Again we hear their has been a complaint about a particular Door man (his name arouse in one of our earlier posts).

Yes last night it is alleged that this same doorman, has been accused of sexually assaulting a girl on the complex. How much further will this wet behind the ears manager let this go until he realises that his current door staff are not what they seem. Or is it really that the General manager is happy for these going on to go on and then just bare people as when he feels it suits him, to mop up the doormans mistakes.

Park resorts should really look to have some sort of procedure in place to ensure that the salesman can not say anything they like, and make sure there is somebody else that goes through the contracts prior to signing that is totally independent, and not on commission basis as we are constantly getting in complaints about the salesman here's another.

On 1-11-06 after several meetings with one of park resorts sales team at naze marine walton-on-the-naze Essex, I purchased a holiday home to live in for the period the camp site was open for. [ from 31st
march to 14th January each year]
I paid all fees for 2006-2007. [ cash ]
I was led to believe by the salesman each visit that the van would only depreciate by £500p/y & park resorts would always buy it back.
No it doesn’t depreciate by £500p/y & they wont buy it back for the price I signed my contract for.
In October 2007 park resorts asked me for ground rent, I told them I have paid up until December 31st & showed them my receipt, they would not accept this & said I had to pay or I will be evicted.
I started to pay monthly , this cost me £114.63 admin fee for an account I already had with them.
I asked them to buy it back at that point they said [to my horror] they would only offer me £1,000 but were not buying back at the moment.
I had other issues with them that they would not address like £131 they charged me for fixtures & fittings which were included in the purchase, electric which was not my bill, security system I asked them to cancel, fees for sighting my caravan, the insurance they made me take out.
None of which were ever addressed.
From October 07 I tried to see the general manager, I finally got an appointment on 6th march 08,
she assured me she would get my van sold & set up an appointment with her sales manager the next day.
I met him & another guy, they said they had a buyer who is coming down the next week, I signed a form to let them sell my van , one of them came back to my van & valued it , he said I would walk away with £13,000.
I was very happy with this offer.
nope, yet another manager & sales team left.
So far I have written to head office [ no reply] written to their director general [no satisfaction] left messages for anyone in head office to call me back [no reply] been to the CAB who said I have a case & to get a solicitor.
got a solicitor [apparently got things wrong] went to my MP [ totally got things wrong & don’t want to help me any more? ]
left a message for Mr Alan Castledine [ operations manager ] to call me back ,.
no response.
Another GM told me he would get his sales team to sell my van but on 15th 10th 09 at 5.45pm a salesman rang me & asked if I wanted to upgrade , I told him I thought you were selling my van he replied he has not been told & they had quite a few sales in recent times .
So my advice is DON’T BUY FROM PARK RESORTS because what they tell you & what you think your getting just don’t exist.

The MP did get a reply from Mr castledine [ operations manager ] saying ,
it is not in our interest to mislead a person when purchasing a holiday home .
Mr warner was made fully aware of all the charges.
He claims , we are responding to the queries that have been raised . [ by my solicitor dated 21-10-09]
My solicitor wrote to them back in October 2008 .
To date no reply.
So what park resorts are saying is all the witness statements I;ve got [ & what you all our saying ] are lies .

What to do when park resorts dont listen (miss sold a caravan)

Miss sold a caravan what to do.

Further to my recent entry about how to log a complaint with park resorts, what do you do if you feel you have been miss sold a caravan, and your getting no where with park resorts directly.

Many people have been writing stating that the salesman has said something, but it has then transpired that this has only been said to ensure they get the sale, and are basically just selling in a fraudulent manner contrary to the miss-representation act 1967. If you have previously agreed with the park that your caravan will include certain conditions prior to moving in then ensure this is in writing some of the condition sales people at park resorts are stating are as follows.

- My ground rent for the next 2 years is covered within the cost

- I was told that the internal doors would be repaired prior to moving in

- Your caravan will only depreciate by £500 per year and the park will buy it back at any time

- Your caravan will hardly depreciate in the first year so if you choose to sell it back to park resorts you will hardly loose anything.

Please beware that last statement is so far from the truth in fact like a car a caravan in its first year will loose more money than any other year, from people I have spoken to certainly no less than 30% and this of its retails value, park resorts will only buy back at trade value.

So you have been sold your caravan and after 6 or 12 months you realise that all that was agreed is not coming to light and your getting no where with the Park resorts team. You have spoken with the owners elite team, you have then escalated it to the general manager, you get as much movement from the manager as a statue. So you escalate it to the directors (see post How to log a complaint), again no joy.

So what to do, your next step would be to contact the National Caravan Council they will then mediate your concerns with you and the park. They will also look into your complaint a little more in depth.

You will need to contact them (contact details at end of post) and they will in return send you out a evaluation sheet for your to fill in and send back to them, to move matters forwards.

Please be aware that National Caravan association state that they will try to help restore communication in most case but can not help in any of the following situations.

Where the dispute of problem concerns:

· A company who is not a member of The National Caravan Council or The National Park Homes Council

· Pitch fees

· Manufacturer’s Warranties

· An issue already being dealt with by another trade association in the caravan or park home industry

· An issue already being dealt with by criminal law, or already in progress under civil law including the Sale of Goods Act

· Something where you have sought, or are seeking legal assistance, for example through a solicitor

How to log a complaint to Park Resorts

When logging a complaint with Park Resorts or any company it is best to log it with one of the listed directors at companies house, this is because under UK company law a director has a duty to respond to any such complaint.

There are only three directors at Park resorts - Sewell - Finance , Castletine - Operations & Vaughan Chief Executive Directors, these are all listed at companies house and should not be confused with regional directors, which is purely a name given and not recognised by companies house.

Send complaints to them ONLY - nobody else has a legal duty of care .

All letters must be traceable and therefore must be sent via a recorded service, like Royal mail recorded Delivery, otherwise there is NO POINT to write to any of the three directors, as you need to have proof that it was received at the companies address.

Do not always expect a reply but in the event of no reply this shows how bad the directors are and in the case of Robert Sewell you can report him to the Institute Of Chartered Accountants and they will take the matter forward. It is free to report a chartered account to the institute for not responding to a letter.

This is proven advice about making a complaint - the site managers - the directors who are only employees with the title of directors ( who leave with no responsibility ) is just a way to filter complaints and to push the work load else where, but to ensure a response s given within a reasonable amount of time (28 days) the above should be adhered to. Be advised though this is not a guarantee that your complaint will be resolved as the normal protocol for Park resorts is for them to speak to there site manager, and will basically give the case it merits solely on what the manager states, rather than asking for any kind of response from the person complaining.

So to avoid the layers of people complain direct to one of the directors. If they ignore any matters to do with stopping the company receiving income/profit they are in breach of company law as it means they are acting against the interest of the company.

A familar story, Park Resorts strike again

Hi everyone,

I own a caravan at great Yarmouth, which was a lovely park
until park resorts took over, we used to have garden competitions
and their was only one sales person, and you had to join a a waiting
list if you wanted to buy a static, people used to regularly put notes on
our van asking if we wanted too sell, and then ;;Shark resorts ( Park Resorts) took over

The whole atmosphere changed, they employed a manager, who strutted
around the park, his people skills put the gestapo to shame,
we got a letter through the post saying we were in breach of our license
because we had a garden,, hello;;;we had yearly garden competitions
the bully boy antics continued ,simply because they wanted us owners off
the site so that they could double the ground rent, they sold a caravan to
an elderly couple on the next plot to me, on the promise they could rent it
out and make loads of money, to cover ground rent etc, they struggled
to cover cost,s in their first year sold it the next year and lost £16,000
they now employ 6 sales people on the site , you are frightened to pop your
head out in case you get pounced on to upgrade etc, the site has now got
many ,empty pitches, some friends of us bought their van on a guaranteed
rental scheme, within 3 months they had suffered so much damage, torn
curtains, ripped upholstery , fag burns etc, they learned a lesson

My advice to anyone is do not buy unless, you have read
the terms and conditions inside out, take a walk around the park
talk to a few owners first.
beware of the salesman pitch, they are all on a small basic wage ,
plus commission ,they are under pressure to sell or they are out of the door
on our site we have had 9 new managers in the last 2 years that must tell
you something.
And remember once you buy from park resorts and your funds are clear, you are on your own

Iworked for this company as did my husband has been working for them since march, and i have never worked for such a bad company and people who just swindle customers out of cash and then abuse them and also abuse there staff leading people down the road of ruin and forces staff to lose there homes I hope people don't part with any more cash to this company as they are disgusting and totally unprofessional.

Park resorts accused of victimisation

I am having a lot of problems with Park Resorts Carmarthen Bay, which apparently the GM is unable to deal with.

I have been an owner at PR since 2003, yeah we had our usual problems with regards Sheds, and Decking, but now all resolved.

My most recent problems started two years ago.....

During the start of season a family close to ours had their daughter beaten up by a Mother Daughter, Son, and daughters boyfriend, ... There was only two security on at the time, who were clearly unable to resolve the aftermath.. The incident was not even entered in to the security logs. Please take into consideration that this was owners start of season party with only two security staff on.

Three Weeks later the family involved provoked us, and security was unable to deal with what was going on. It got to a point where I was telling security what to do. Again unable to resolve the situation, by doing nothing the problem escalated in to a fight with my wife and others retaliating.

We left, and as far as we were concerned it was all over. Within a few days we had a letter saying that my wife, our friends and one member of the other family were banned from the complex for the rest of the season. I do not condone violence in any fashion, and so excepted the ban despite not being able to put our side forward. PR excepted the word of the others and did not even ask us for our story of events which lead to the fight, which left us unable to defend ourself’s.

A year later, we were allowed back in to the complex. We have used the club about 8 times with security watching us like a hawk, which is very intimidating, but we accept the fact. My Wife decided one weekend to take two of our grandchildren to see the Sparky Show. Upon trying to enter the club she was stopped by security and told that she could not enter and was told she and our friends need to see the GM. My wife devastated by this took the grandchildren home, and had a quiet drink in the van pondering over why we had once again been banned from the club, and intended to see the GM the following morning. Unfortunately my wife who is on medication had an allergic reaction to her new trial medication and the alcohol, and became very confused, which was brought on by the news of our ban. As a result of the reaction I contacted 999 for an ambulance. Because of my wife’s state of mind Police came with the paramedics as a precaution, as they were unable to determine what was going on. When the ambulance crew and police arrived my wife managed to get out, and so a search of the camp was implemented, and security of the park helped. We eventually found her and was told that it should calm down by itself and to keep an eye on her over night.

The following weekend now feeling better went over the office to see the GM with our friends. Before my wife even stat down, the GM said ”What happened last weekend is not going to help your situation especially with police brought on site” to which our friends told her the story. The GM did not even know what happened and that I had contacted the Ambulance Service, and that the Police came with them. The GM was adding this to what ever problem she had with us without knowing the facts. The GM told my wife that she would deal with this incident separately, which I cannot understand as this was a medical problem, so what is there to deal with. The GM went on to the problem of our new ban. Apparently we were banned from being loud and swearing, to which my wife and friend told her if that was the case, why did Security not approach us as, as I have mentioned were watching us like a hawk and always only a few feet away from us. The GM even told us that she had had reports that we are having drinks elsewhere before coming into the club. We informed her that we normally come over to watch the show at 10pm because the drinks in the club are two expensive. I was not aware that we could only drink in the club, and not in your caravan. Having heard this the GM told us that we were not to go into the club until she speaks to one of the directors, who was coming down this week, and to call over to see her next Saturday. This is not the first time we have had complaints about us.

It appears that the GM is taking the note of hear say and conjecture and her willingness to take in to account the incident with the ambulance without first knowing the facts is in my opinion Victomisation. We have been told that we are not allowed to see the statements by individuals, which are probably members of the family involved in the first incident, which again prevents us from giving some form of defence. Someone is clearly out to get us, and appers to be working the GM’s Strings. We don’t need to see names, but would really like to see exactly what it is we are being accused of.

Park resorts are still at it

Although I have not been publishing all the complaints I have been getting with regards to the infamous Park Resorts, I thought the following was certainly worth publishing as it really does show exactly how crocked they really are.

I am in dispute with pk (Park Resorts) at present,we were sold a van at Withernsea we told it was 06 but on moving in have found evidence to say it was in fact 04,when approached the manager said he would sort it right away,it is now 9 weeks later told lies and no response to phone calls we finally confroned t the manager to be told nothing was going to happen we signed the deal you are in a biding contract tuff go away and then it was implied that willierby homes would lie for them, lets face it all the caravan makers around hull and humberside are struggerling to keep their heads above water and we buy caravans off them in bulk do you really think they would side with nobodys like you who will buy only one caravan probally in a life time, no! when told about trading standards was told next time talk to someone who know what there talking about,as they don't, as it is no illegal to sell a 2004 model in 2006,we pointed out, no its not but we were supposed to at least be informed of the fact when it clearly states in our paperwork 06 model to which he informed us, this was not the time or the place and he had,had enough and he had not done anything wrong, when told we had been in every week and this was the third time that day called us liars even down to all the phone calls we had made -- we were told again that we would receive a phone call to verify our email address with the proof that are van was a 2004 bought in 2006 as new and they had done nothing wrong but did it happen no, i just wish when we had the chance to pull out we did but no we trusted them to do the right thing never ever trust park resorts if you have a problem in the first 14 days walk away doesn't matter if they promise you the earth don't take it at face value has we did because it's not worth the paper or word it's written on i wish i had knowing what we know now still fighting hope you are still fighting because something as to be done as we are now stuck in a contract with no way out regards ****
